Situated in the heart of the desirable Highland Square neighborhood, this exciting transformation of an abandoned office building will be the epitome of modern urban living.  The existing building is an excellent example of mid-century modern design and is uniquely situated on the edge of a thriving single-family neighborhood, abutting the dynamic and offbeat Square.  The development will serve to satisfy the demand for high-quality, market-rate living in this eclectic community.  It is anticipated that the project will be developed in two phases: the restoration and conversion of the existing building into apartments, and construction of townhomes.  

The existing building has fallen into disrepair in recent years and has been the victim of vagrancy and vandalism.  A complete restoration of the building envelope will be performed, including masonry and concrete repair and the replacement of single-pane window systems with energy-efficient, thermally-broken storefront assemblies.  The interior will be renovated with a loft-inspired modern aesthetic and will feature one and two-story units with one or two-bedroom layouts.  The entry lobby, featuring an original Don Drumm wall sculpture and floating staircase, will be restored and will serve as inspiration to inform design decisions throughout the interiors.  Amenities will include a fitness room, community spaces and conditioned tenant storage.  

Serving as a subtle transition from the neighboring single-family dwellings, new townhomes will be constructed and scaled to be harmonious to the neighborhood.  The townhomes will feature private garages oriented to the interior of the site, and front doors and porches to addresses the community.  The dynamic design will be feature multi-level open plan living spaces, consistent with the mid-century design aesthetic.
