The unique challenge for this commercial storage building was to meet the West Palm Beach zoning and development criteria while maintaining the Compass Self Storage corporate design standards. In addition to West Palm-inspired architectural features, the loading and unloading zones were required to be concealed from street view. This led to a unique solution to locate all loading and unloading zones within the building footprint. Zoning regulations also required a stepped façade, set-back fourth-floor level, limited total height, minimum glazing area, and a street-facing pedestrian entrance. All of these regulations resulted in a unique design solution, given the constraints. Additionally, all structural systems, building envelope materials and systems were required to meet the Dade County and Florida Product Approval System for high-velocity hurricane zones. The 58,000 square-foot, four-story building contains storage units ranging from 40 s.f. to 350 s.f. in fully-conditioned spaces and is operational 24 hours a day, seven days a week thanks to a sophisticated electronic security and access system.
